Group-Built Homes in New Lynn, Glen Eden and Henderson
Where a 1950s or 1960s group-built house still has a small bathroom, a separate toilet and no proper extraction, we strip to the framing, fit a ducted fan and can merge the toilet into the bathroom.
Te Ara records building companies such as Neil Homes putting up low-cost houses in New Lynn, Glen Eden and Henderson through the 1950s and 1960s. WorkSafe NZ lists bath panels and wet-area lining substrate among the materials that can contain asbestos in pre-2000 buildings.
Te Atatū Peninsula Family Homes
Te Atatū bathrooms from the 1960s and 1970s that still have a bath with a shower over it, and a fan venting into the roof or no fan at all, get a tiled walk-in shower and a fan ducted to open air. Those two changes deal with the damp at its source.
During the 1960s and 1970s the Te Atatū Peninsula filled with low- to medium-income houses, according to Te Ara.
Titirangi Houses in the Bush
A Titirangi bathroom job is planned around access first. Steep drives and long carries shape the staging, every fan is vented outside, and the subfloor under the shower is checked before new sheet goes down.
Te Ara describes Titirangi as houses scattered through the southern Waitākere Range. At the 2023 Census, 25.2% of homes in the Waitākere Ranges local board reported damp, the highest share of the three western boards.
1980s Homes in Massey and Rānui
Original bathrooms in Massey and Rānui are now around 40 years old, and taps, vanities and shower trays of that age tend to wear out together. That suits a full renovation in the existing layout, like the white tiled bathroom we renovated in Ranui, with a wall-hung vanity, a frameless corner shower and a white hexagon mosaic floor.
