Mount Roskill bathroom work
Bathrooms for Mount Roskill Character and Family Homes
Mount Roskill's housing points to three kinds of bathroom job.

1920s and 1930s homes
Period Home Bathrooms
Homes from Mount Roskill's first estates often have a small bathroom with the toilet in its own room next door. We can join the two rooms into one larger bathroom, or keep them apart and rebuild both. Inside, you get a walk-in shower, a wall-hung vanity and underfloor heating. Outside, the house keeps its original look.

Master ensuite
Ensuites Off the Main Bedroom
A third of Mount Roskill homes have four or more bedrooms. In a house that size, an ensuite takes the pressure off the main bathroom. We build it in a spare room, a large wardrobe or a corner of the bedroom, with its own drainage and a ducted fan. Read about our ensuite renovations for bigger family homes.

Main bathroom
Main Bathrooms With a Freestanding Bath
A larger main bathroom has room for a freestanding bath and a separate walk-in shower. We plan the floor so both fit with space to move, run the tiles full height in the shower, and check and level the floor before the bath goes in.
Special Character Areas
Character Homes in Northern Mount Roskill
Parts of Mount Roskill North sit inside the Auckland Unitary Plan's Special Character Areas overlay, including homes on Denbigh Avenue, Radnor Road and Lambeth Road. The overlay manages changes to the outside of a house, most of all the parts you see from the street. A new window or door on a street-facing wall is assessed against the proportions of the original joinery.
A bathroom rebuilt inside the existing walls leaves the street view as it is. Where the bathroom has an old timber window, we tile neatly around the frame instead of replacing it.
Our job in Mount Eden, a few minutes north, shows the result in an older character home. A white clawfoot bath sits under a sash window, beside a walk-in shower with a fixed glass panel. The Mount Eden clawfoot bath bathroom page has the full set of photos and a short video.

Mount Roskill at the 2023 Census
Large Homes Across Mount Roskill
The ten Mount Roskill census areas held 9,024 occupied homes at the 2023 Census, and three in four were standalone houses.
33.3%
of Mount Roskill homes had four or more bedrooms
10.8%
had five or more bedrooms
41.9%
of homes in Mount Roskill South had four or more bedrooms
Mount Roskill South, which takes in Anita Avenue, Marydale Drive and part of Hillsborough Road, has the highest share of large homes in the suburb. Mount Roskill Central East and Nirvana follow at 41.3% and 39.9%.
A house with five bedrooms and one bathroom is where a second bathroom earns its space. Nick prices the new room and the main bathroom on one quote, so you can see the cost of each and decide whether to build them together.
1940s and 1950s homes
Homes From Mount Roskill's Building Boom
Mount Roskill grew fast from 1939. The area had 1,085 new houses by 1947 and 2,529 by 1953, and many homes in the suburb date from that period. Their original bathrooms were often small, with a bath under the window and the toilet in a separate room.
WorkSafe advises that buildings built or renovated before 2000 may contain asbestos. In a home of this age, the old wall and floor linings are tested before the strip-out, and the test is listed on your quote.
Building Code clause E3 requires bathrooms to guard against moisture build-up and to have surfaces that are impervious and easy to clean. We meet that with a waterproofing membrane under every tiled area, tiled or sealed linings, and a fan vented outside close to the shower.

What a Mount Roskill Bathroom Costs
These are Alchemy's published price bands. Nick puts the figure for your bathroom in writing after the free site visit.
$15,000 to $28,000
Ensuite or compact bathroom, layout kept
$22,000 to $40,000
Main bathroom, full rebuild
$40,000 to $65,000+
Large bathroom with a freestanding bath, stone or underfloor heating
A new ensuite costs more than renovating a room of the same size, because it needs new drainage, a water supply and a fan run to the outside.
What sets the price
Four Things That Set a Mount Roskill Bathroom Price
Each one is a separate line on an Alchemy quote.
Asbestos test
Homes built or renovated before 2000 may need the old linings tested before the strip-out.
New drainage
An ensuite in a new position needs its own waste run to the drains.
Timber window
Tiling around an original timber window takes more labour than tiling a plain wall.
Heated floor and rail
A heated tile floor and a heated towel rail both need wiring from the electrician.
