Character homes
Villa and Bungalow Bathrooms
Older Devonport houses sit on timber floors and piles, with sash windows and high studs. We level and strengthen the floor framing where it needs it before the new linings go on, then lay a waterproofing membrane under every tiled surface. A freestanding or clawfoot bath suits these bathrooms, and we tile up to the existing window joinery so the bathroom still looks like part of the house.

Ensuites in Larger Homes
A third of Devonport homes have four or more bedrooms, and houses that size often have space for an ensuite off the main bedroom. We build a new ensuite into existing space, or renovate an old one on the same programme as the family bathroom. A wall-hung vanity and one frameless glass panel keep a small ensuite open.

We replace a shower over the bath with a walk-in shower that has a low or level entry. On a suspended timber floor the shower area can be recessed into the framing, so the entry sits close to floor level. Blocking for grab rails goes into the wall framing while the walls are open.

Many older Devonport houses keep the toilet in its own small room beside the bathroom. We renovate that room on the same programme, with a new floor, new linings and a back-to-wall pan, so the plumber and the tiler visit once for both rooms.

A Family Bathroom and Ensuite in Bayview
Bayview is further up the North Shore from Devonport, and our job there shows two bathrooms rebuilt on one programme. The family bathroom has a freestanding bath under a sloped ceiling, and the ensuite has a walk-in shower under a skylight.
Both rooms got an extractor fan ducted outside and a waterproofing membrane under every tiled area. The family bathroom and ensuite we renovated in Bayview has the full photo set and the details of each room.

Salt air off the harbour is hard on cheap metal finishes. We choose tapware, towel rails and shower fittings with finishes made for daily wet use, and we duct the extractor fan outside so steam leaves the house.
