Before we strip a bathroom in a joined home, Nick agrees work hours with you and checks what the body corporate rules say about shared pipes and walls. Trades arrive in a set order, and noisy work such as tile removal is done in a short block.
Internal bathroom
Windowless Bathrooms
A bathroom with no window relies on its fan. We fit a fan sized for the room, duct it to the outside, and wire it to run on after the light goes off so the steam clears. Light tiles and a mirror with built-in lighting stop a small internal bathroom feeling closed in.

Rental Bathrooms for Landlords
Half of New Lynn households rent. For landlords we keep the layout, fit hard-wearing tiles and fittings, and make sure the extractor fan meets the Healthy Homes ventilation standard.

Stairs, lifts and limited parking add time for every trade.
Work hours

Ranui is further west, and our job there is a good example of a compact bathroom done well. White gloss tiles run from floor to ceiling with charcoal grout, and a white hexagon mosaic covers the floor and runs into the shower.

Damp rates ranged from 27.8% in New Lynn North to 12.5% in New Lynn Central. A fan ducted to open air takes shower steam out of the house before it settles.
Landlords have a clear rule to follow. Under the Healthy Homes ventilation standard, a rental bathroom needs an extractor fan that vents outside, and a fan fitted since 1 July 2019 must be at least 120 mm in diameter or move at least 25 litres per second.
